Overview

The Kansas City Northland is the part of the metro north of the Missouri River, principally in Clay and Platte counties — including the part of Kansas City north of the river plus separate cities such as Gladstone, Parkville, and North Kansas City. Its boundaries are informal, but 'Clay and Platte counties' is the common shorthand.

Gladstone is an established inner-Northland city in Clay County, incorporated in 1952 and now roughly 95% built out, with about 27,500 residents as of 2025. Nearby, Parkville sits on the Missouri River in southern Platte County with a historic riverfront downtown, and North Kansas City is a small separate city directly across the river from downtown KC.

Housing & Prices

Gladstone's housing is predominantly postwar and mid-century — city data show about two-thirds of units were built in the 1950s–1970s, and roughly 67% are detached single-family homes, with one-story ranches and split-levels common. Because Gladstone is nearly built out, newer subdivision construction (ranch, two-story, and reverse-1.5-story plans) is more common in outlying Clay and Platte counties than in Gladstone itself.

Schools

Gladstone is served by North Kansas City Schools. Elsewhere in the Northland, the Park Hill district serves much of southern Platte County (including Parkville) and Liberty Public Schools serves an area of Clay County — which district applies depends entirely on the property address.

District and attendance boundaries don't follow city, neighborhood, or ZIP lines, so verify the exact address with the relevant district before relying on any assignment.

Getting Around

Gladstone is served by the Northland's main highways — I-29 to the west, I-35 to the east, and US-169 between them, with the MO-1/Antioch corridor running north–south through the city. A defining Northland advantage: Kansas City International Airport (MCI), in Platte County, is the metro sector closest to the airport — roughly a 10- to 20-minute drive from Gladstone.

Downtown Kansas City is likewise about 8 to 9 miles, roughly 10 to 20 minutes in light traffic.

Daily life across the Northland blends established parks, a riverfront downtown, and a fast-growing employment base.

Parks & Recreation

Gladstone maintains Happy Rock Park (about 80 acres, with lighted fields, courts, and a fitness trail), Oak Grove Park (with a playground and the Theatre in the Park venue), and Central Park (home to the community center and municipal pool). In nearby Parkville, English Landing Park spans 68 acres along the Missouri River with about three miles of trails and an outdoor stage beside the historic downtown.

Dining & Shopping

Zona Rosa is an open-air shopping, dining, and entertainment center at I-29 and MO-152 on the Platte County side, and historic downtown Parkville offers shops and restaurants in riverfront buildings near Park University. Gladstone's own Gladfest fall festival brings a parade, carnival, and vendors to Linden Square each October.

Growth & Employment

The Northland has become a hub for large-scale investment. Meta's roughly $1 billion data center near I-435 and US-169 came online in August 2025, Google confirmed a second Northland campus under construction in early 2026, and the 3,300-acre KCI 29 Logistics Park near the airport (which opened a new terminal in 2023) is projected to add millions of square feet of industrial space and thousands of jobs.
