Living in Overland Park.

One of Kansas's largest cities with about 204,000 residents, Overland Park anchors the Johnson County side of the KC metro — a historic Metcalf Avenue downtown, a 300-acre arboretum, and planned neighborhoods stretching south. Here's a general guide to the area.

Overview

Overland Park is a city in Johnson County, on the Kansas side of the Kansas City metro. The U.S. Census Bureau estimated about 203,700 residents as of 2025, making it the second-most-populous city in Kansas.

The community traces to 1905, when W.B. Strang Jr. platted land southwest of Kansas City and ran the 'Strang Line' interurban railway through it, establishing an early streetcar suburb; the city was incorporated in 1960. Historic downtown Overland Park runs along Metcalf Avenue near the old Santa Fe Trail, anchored by Thompson Park (the former Santa Fe Commons) and the restored Strang Carriage House.

Housing & Prices

Overland Park's housing spans several eras. Older north and central sections include early-20th-century Craftsman houses and bungalows, postwar ranch homes, and the split-levels most common from the mid-1950s through the 1970s. Southern Overland Park, around 175th Street and beyond, holds newer planned single-family subdivisions and master-planned communities, and city zoning also accommodates duplexes, small-lot housing, and apartments.

The snapshot below is dated and reflects the city overall; prices vary widely between the older northern neighborhoods and the newer south.

Schools

Overland Park is served by portions of three public school districts — Shawnee Mission (USD 512), Blue Valley (USD 229), and Olathe (USD 233) — with the assigned district and schools depending on the specific property address.

Attendance boundaries can change over time, so buyers should verify current boundaries using the Johnson County AIMS School Locator or each district's official maps before making a decision.

Getting Around

Overland Park is served by three main highways: Interstate 35, Interstate 435, and U.S. Route 69 ('69 Highway'). I-35 is the primary connection to downtown Kansas City, Missouri — about 11 to 13 miles away, roughly a 15- to 20-minute drive in normal traffic — while I-435 crosses the city east–west and US-69 runs north–south.

Kansas City International Airport (MCI) is about 29 miles from central Overland Park, roughly a 30- to 35-minute drive.

Lifestyle

Daily life in Overland Park balances extensive parks and recreation, historic and newer shopping districts, and community events.

Parks & Recreation

The Overland Park Arboretum & Botanical Gardens is a 300-acre city site with gardens, ponds, prairie, and trails spanning about 1,700 plant species. The seasonal Deanna Rose Children's Farmstead keeps more than 250 animals along with gardens and a schoolhouse, and the 96-acre Scheels Overland Park Soccer Complex has a dozen lighted turf fields. Corporate Woods, near I-435 and US-69, adjoins Founders' Park and the Indian Creek trails.

Dining & Shopping

Prairiefire, near 135th Street, is a mixed-use retail and entertainment district anchored by the Museum at Prairiefire, with restaurants, shops, and a cinema. Historic downtown Overland Park along Metcalf Avenue offers shops and restaurants in a walkable district the city began renovating in the early 1990s.

Events & Community

The seasonal Downtown Overland Park Farmers' Market runs on select Wednesdays and Saturdays at its permanent Clock Tower Landing home, and downtown's Thompson Park hosts community events and seasonal programming.

Market Trends

Market conditions shift over time, so the pricing snapshot above is dated. Recent activity has been brisk — homes have often gone under contract within about a week — though pace and pricing vary widely between older northern neighborhoods and newer southern subdivisions.
