Raintree Lake and Lakewood are two private-lake, POA-governed communities within Lee's Summit — hundreds of acres of association-owned water, marinas, pools, trails, and (at Lakewood) golf. Here's a general guide to the two.
Overview
Lakewood and Raintree Lake are two adjacent master-planned, private-lake communities within the city of Lee's Summit, in Jackson County. Both are governed by mandatory property owners associations (POAs) whose membership and assessments attach to the property itself; neither is gated, and police and fire service come from the City of Lee's Summit.
Lakewood, on the north side, spans roughly 2,200 acres (including about 300 acres of common area), was first platted in 1972, and centers on two association-owned lakes — East Lake and West Lake — totaling about 365 acres. Raintree Lake, in southern Lee's Summit near Routes 291 and 150, reports 2,023 properties around a privately owned lake of about 235 acres with 7.5 miles of private shoreline.
In both communities the lakes and common areas are private — owned by the association for members in good standing, accessed with resident IDs, and subject to registration and use rules. A lakefront address does not by itself convey a private dock; docks and slips run through the association rather than lake frontage.
Housing
Because both communities have been built out over roughly five decades, each holds a multi-era housing stock rather than a single look. The predominant form is detached single-family housing, supplemented by villas, townhomes, and (in Lakewood) condominiums organized into named parcels or sub-associations. Documented styles include ranch, raised-ranch, split-entry, split-level, two-story, and traditional homes, with later custom and contemporary construction.
Lots are commonly described as lakefront/lake-view versus interior. Raintree Lake's Architectural Review Board also sets minimum square footages and material standards for new homes. Note that in both communities, dock and lake rights derive from POA membership and rules — not from owning lake frontage.

Schools
Both Lakewood and Raintree Lake are served by the Lee's Summit R-7 School District, subject to the attendance boundary for the specific property address.

Getting Around
Both communities are served by Missouri Route 291, the main north–south highway linking south Lee's Summit to US-50, I-470, and I-70; Raintree Lake also sits near Route 150 toward Grandview and southern Kansas City. Downtown Lee's Summit is roughly 12 to 20 minutes away.
Downtown Kansas City is about 18 to 28 miles depending on the community — generally a 25- to 40-minute drive. Kansas City International Airport (MCI) is farther still, on the metro's north side.

Lakes & Recreation
Lakewood's two lakes (about 365 acres combined) run no-wake with a 26-foot watercraft limit and include two marinas, boat ramps, roughly 55 common docks, rental pontoons, and a sandy swimming beach at the Cove Aquatic Center. Raintree Lake — about 235 acres with 7.5 miles of private shoreline — allows motorboating, sailing, kayaking, and waterskiing with a 35 mph daytime maximum outside no-wake coves, plus protected swim docks, leased slips, and rental pontoons. In both, lake access is a membership privilege requiring resident IDs and registration.
Community & Amenities
Lakewood maintains three seasonal pools, tennis, sand volleyball, pickleball, playgrounds, and about 5.5 miles of sidewalks, and households are social members of Lakewood Oaks Country Club with its 18-hole golf course; its 2026 base single-family assessment is $2,424.20. Raintree Lake offers a pool, a clubhouse, the Duck Pond Activity Center, playgrounds, walking trails, and tennis. Both host recurring events — from Lakewood's Fourth of July activities and 'Smokin' in Lakewood' barbecue contest to Raintree Lake's Summerfest, fishing derby, and boat parade.
Nearby Shopping & Dining
Both communities sit within Lee's Summit, with downtown Lee's Summit roughly 6 to 10 miles away, putting the city's shops, restaurants, and services a short drive off. The Route 291 and US-50 corridors provide access to the surrounding commercial areas.
